The big items in this rehab includes: -- landscaping - trim trees, remove weeds -- remove popcorn ceiling, interior paint -- kitchen/master bath/guest bath - replace counter top and sinks, re-paint cabinets, replace lighting and appliances (kitchen only) -- garage - replace garage door, remove existing carpet (yes, 50% of the garage is covered in carpet), paint -- doors - replace all doors Would really appreciate your recommendation(s)!

They demo'd the bath and kitchen, framed in one of the kitchen doorways (that was useless), extended the wall for usable cabinet space and started demo on the basement.Kitchen beforeCurrent Status: cabinets will now be able to wrap and follow the new wallBasement Before: Current Status (Forgot to get the pad lock off the garage door for them to get this stuff to the dumpster, whoops)We'll see how things go this weekend.

.- Kitchen upgrade and vinyl flooring replacement (replacing countertops and backsplash with plumbing and sink/faucet with new appliances, we will repaint the cabinets ourselves)- Bathroom remodeling to include demolition, installation, plumbing repair or modification, and tile flooring (~42sqft per bathroom)- Convert two bedrooms into one with a walk-in-closet- For the flooring: Remove all carpet and refinish hardwood floor- For the painting: patch and repair walls and ceilings and re-paint.- Verify the existing installation for heating and water heater (new heating system on 3rd floor)- Remove asbestos insulation and pipes in the basement- Verify the existing electrical installation and upgrade to support new appliances- Some windows to be changed and we may consider to change them all depending on pricing- Repair the roof if neededWe are also considering doing most of the work on the unit we would live in (other than plumbing and electricity) but we really need to find a GC that can work within our budget!

yeah hvac calls are the best... as far as your dishwasher goes, replace it with another cabinet and a $1.50 plastic dish rack.

Be very cautious of letting her paint. you will end up with paint on the trim, carpet, cabinets and else ware.
