I'm in high-tech, and my wife's a nurse, so that's that.

Again, this is all based on my personal observations and not supported by any market analysis :) We like to purchase small single family homes that are 2 or 3 beds and 1000 sq ft or less, and our tenants are responsible, young professionals and tend to have stable, service-related jobs (nurses, police, military, etc).  

My dream (and still is) for last 6 year has been to head back to school and become a Certified Registered Nurse Anesthetist.

While it used to be targeted just at travel nurses, that's no longer the case.

Omaha has some real steady Fortune 500 companies and a growing Health Care sector that includes increased enrollments at several nursing schools and the University of Nebraska Medical Center.

Here's the numbers...Income via AirBnB or Traveling Doctors/Nurses income is approximately $2,400/mo. ($28,800) Owner pays all utilities/landscape expenses.

I will happily jump on a person with less than ideal credit, "meah" income, who's looking like that because they've been doing nursing school for last 3 years while working a cr#p job to just get by and are now nearing graduation set for significant life improvements.    

What people sometimes do during long vacancy periods is have longer-term rates such as travelling nurses or students during the winter/cold months

It was a little creepy,  since we knew she had died (in a nursing home) and all her stuff was still there - even her drivers license!
