Reasons are - relatively stable economy and job growth, several Universities (Missouri State, Drury University, Ozarks Technical College, Evangel, etc.) in the local area and a major hub for surrounding suburbs/towns such as Ozark, Nixa, Republic, etc.If you favor cap rates, it is easy to hit low to mid double-digits on properties that seldom top $100K (yeah, BIG difference from Irvine/SoCal in general!!).

They all use craigslist, so do I. 3 BR houses in the area rent for 1500-2000, the two times I've rented it I've had 20+ people interested.Looking at other craigslist advertisements on there I am constantly awed by people who 1) can't use a digital camera 2) don't post their 8 photos for free.

Makes a lot of sense for a SD IRA/retirement account due to lower transactions vs a rental, you are buying the note at a discount, and getting double digit returns as a banker.
