If I just go down to my insurance company and ask for a policy, they'll give me a generic one, and I am not about to spends weeks trying to dissect the intricacies of that policy to get a grasp of what type of scenarios it may or may not cover, and alternatively having an attorney review it in detail could cost a great deal.

The price-to-rent ratios (which is what you are talking about with the $50k property renting for $1000/month) in other markets are much more conducive.I personally don't recommend $50k properties, in any market, because those won't get you the highest quality of tenants necessarily and bad tenants can cost a fortune.

And by the way, I am speaking not only from talking to other investors but having been one that got pulled into one of those programs that did nothing for me other than cost a chunk of cash that could have been put to better use . . . . and after getting with BP and using the tools they provide, can say the value lies right here

In theory, this would like cost a bit more than buying 1 single MFH but we are finding the MFH prices are very inflated due to lack of inventory so it's offsetting the gains you would expect buying 1 MFH vs 2 SFHs.
