Dogtown is a great area to live, I lived on Tamm for a year when I first moved to the city, but it's not high end per se, I'd call it functional for the most part, so you should be able to get away with cheaper-ish materials and average finishes.

To me being an agent for all these decades .. its a lifestyle choice .. its not a job per se. mainly the more successful you become as an agent the busier you get.. there are so many perks to being a successful high producing agent FAR in excess of just the commission income.

Usually they will provide an estimate or change order, not an entirely new contract per se, but yes, you would have to agree formally to something.
