You will get to know the big ticket items and the price it runs every time.

I will say the countless negative reviews on Google have truth to them and we put in over 20 warranty claim tickets on our brand new home within months of moving in.

I got bad financing, had negative cash flow, overpaid, house had way too many big ticket items that needed updating (roof, furnance, etc...).  

This not an area of investing I consider, but some of the thoughts that come to mind are the big ticket items:1) cost to install septic system;2) cost to install well;3) cost to distribute hydro to the new building; 4) how challenging will it be to get trades to work in the area. #3 & #4 are the two biggies in my mind.

I know that David Greene doesn't totally agree with this, but cash-flow plus conservative leverage is the ticket.

@Leo Kotschenreuther for big ticket items, I was taking those in account based on items projected from the inspection, which was about 7.5k over the next 2 years. 

For every can of food you donate you get a ticket, many of the vendors give out tickets as well nd there is a drawing at the end of the night.  

A 3/1 will hardly rent and a 2/1 caps out around $750 no matter where it is.Rooms are the hot ticket right now.
