Call around to some lawn-care places & see what package deals they offer - that may shed some light on the usual mowing frequency for your area. 

One question I’m hoping this community could shed light on is, how I could determine specific cities/towns & types of properties I could attain.

I created the discussion to shed some light on the notion that typically residential real estate ownership (again, not what you're doing), is not profitable.

I think everyone who lived in Orange County new someone who wasn't the sharpest tool in the shed, picking up a ringing phone at those companies making $300K a year at 25 years old.

Any local investors in this area that can shed some light and help me determine if this is a good potential deal?

I've since rented out both units and even added garages (and even a shed) that I've rented out separately, making it one of my highest cash flowing properties to date.4.)
