They will return the escrow once the inspection comes back clean.So, does that mean I have to get a licensed contractor to give me a bid for the entire list of city inspection report list of problems or do they just want certain items that would require a permit or a license to perform.

Sure, it's better than being below average, but I for one am sick and damn tired of sitting in a friggin cubicle working my *** off for someone else who will lay me off when the quarterly reports dip, chunking money into a 401(k) that earns a paltry 13% per year on average.

If you have your property inspected by a licensed lead inspector and their report determines lead is present you have 2 options (assuming you even want or need to delead).. get certified to handle the lead abatement yourself (not the route I took) or hire a licensed deleading contractor (there are also certified lead remodelers and other classifications of people certified to handle deleading).

Between a day job and flipping income you may hit this.And keep in mind that if this really is your job and you expect to collect social security someday the amount of income you report now will affect what you collect later.
