There should be a person that is a direct contact that you have been in touch with along the process to make sure you finish out the project and that you check in with on the property rehab.

I apologize for the delay and I hope your deal went smoothly.William, the only way I see that being possible to get someone to lend is if you have very strong contingencies for the return of EMD that stretch the full term of the contract, as well as a personal guarantee on the loan amount.

The most important thing to a seller is trust, ie trusting you w/ their personal credit, trusting that you know how to execute, etc. 2nd most important thing is understanding the nuances of how to structure the deal. 3rd thing is to have a great attorney who knows how to bring it all together.
