In some of the more desirable areas - not luxury areas - we're seeing close to 30% appreciation over 2013 with inventories less than 2-months.The result of all this is that we find ourselves in an inverse rent:value market.

(This may be a thread topic all unto itself)I think I've had maybe 2 customers who paid for large projects with credit cards... one was virtually broke, and the other had serious "F-you" money and simply didn't give a care how much it cost to renovate his 26th floor luxury apartment.

While I mostly agree with @Jay Hinrichs and @Dell Schlabach, in looking at the FHA and Fannie loan limits for Fairfield county in Connecticut (assuming the property is where the poster is located), those loan limits of approx $601k might indicate that this property is not necessarily a big time luxury priced home.

To me, luxury seems a bit more like a vacation rental, in the right season it can net well, but don't expect full occupancy during the 'off-season.'

The only problem I have is in BC , Alberta , and Saskatchewan I have had an interest in Purchasing a Hunting / Fishing / Lodge / Outfitting Business on a few occasions and now as my facing Retirement and wanting to again do such I have been told by 3 seperate RE Brokers that because I am NOT a Canadian Citizen that is NOT possible to do .How does that affect my ability to Invest in any Canadian Business such as SFH or Multi's ?
