It’s interesting, couple that is retiring in a rural area that basically bought up a large % of the town.

Many college towns, including mine, do not allow more than 3 number of unrelated persons to live together.

In many places they have been "zoned out" of local cities, meaning the town won't allow any more to be built (unless a replacing existing).

I also have ideas of building a town home or rental community but there is a lot of work needed with talking to the city, environmental study, financing, low income vs not, etc. 

@Joel Senko If you think the stock market is diverse with investment options, just wait until you explore real estate.

I really like the young girl too, I'm hoping she'll be interested in one of my other properties in a different part of town.

Before exploring it, it's important to note ARV is a construct used more with asset-based lenders than with more traditional, credit-based lenders, where LTV or loan-to-value is one that is more prevalent.

I do commercial property management and 100% of my sites are long distance, sometimes in small towns where it’s tough to get word of mouth recommendations.
