When it comes to condos, you have to solely focus on the insurance section of the governing docs, as well as any "insurance related" amendments or resolutions made to those docs. 

Consider your areas of risk: what if 1 tenant damages the property, what if 1 is late,what if there's a dispute, etc. 

All we know was a man from one house had an ongoing dispute with a neighbor and they decided to have a duel. 

I also go through the entire home (inside and outside cabinets, walls (stair wells especially, since these get damaged at move in/out) front and back yard, everything) and take up to 200 high resolution photos of every inch of the property (make sure each picture has the date and time stamp on it). 

BP - I promised an update after coming to some sort of resolution on this property.After applying some pressure that @Josh Caldwell recommended, I was able to instigate further negotiation with the seller.

Good luck, family business disputes can get messy.

They helped us get resolution on this problem, and now we can put it behind us and move on with more investing.

Until there's some dispute and the contractor finds the name of the owner...and the owner gets a phone call...
