Rather than pre-approve me, they want me to already know which property I'm going after, get it under contract, and go from there.I had to practically bed them to just give me a pre-approval letter last time.

i work up to 45 hrs a week and am also mr. mom for a 1.5 yo from monday through friday. so, this means i get him ready for day care, then put him to bed at night. i can't do anything for the rentals during that time. once wifey comes home then i am "free" to go and get things repaired/fixed.the key is to fix them up nicely at the begining, so things rarely break down. and inspect them every now and again.oh, we have 9 rentals.

RTA cabinets are a great cheap alternative but very durable, usually 3/4 stock. and available in some nice finishes like bamboo, mahogany, maple , etc..ikea is just crap!

Average price in this area but they list it as a 6 bedroom with 2 non conforming basement rooms, so actually a 4 bed 3 bath house with a nicer shed/ workshop in the back yard.
