The 70% rule is indeed a common guideline used to evaluate BRRRR deals, ensuring that you can potentially pull most of your money out on refinance.When lenders offer DSCR (Debt Service Coverage Ratio) loans at 75% LTV (Loan-to-Value), it can change your analysis slightly.

One issue was a slow draining bathroom sink which I called my warranty service provider to snake at no cost.

The only benefit in this instance, as an investment partner in a JV, or member in a multi-member LLC, is it's an act of "good faith" on my part in the agreement, being extremely transparent about the project's costs for the construction company, and the specific amount the partner/member invoices as profit or salary attributed to construction services on the specific project (I differentiate profit from salary, as it depends on the size of your construction company, a smaller company the profit may be the salary etc). 

A lot of the posts make two really good points: (1) a lot of people are trying to sell their services to newbies, which is completely understandable but can be a train wreck (I almost made a bad choice in 2022 when I was a newbie on the site and trying to get my feet wet).

In reality, the applicant should pay, but we know that isn't going to happen.

Since we purchased it, we brought power back to the property currently set up as 2 RV hookups and additional outlets on a backer board (for a total of 200-amp service), had an RV pad and driveway put in, and had the developed year-round spring well brought back online - there will be a pump house built near the backer board this Spring (1st photo).

Permit just expired but I am to submit a certificate of occupancy application, I have the ez sign form as well but kind of stuck on the whole process.

DOB (on photo ID)**I would highly recommend using a tenant screening service so that you have a full application and ability to provide details to a collection agency.
