My next challenge is building up enough cash/ equity to land my next deal so any direction on hard money lenders, RE investors who just want to put up some cash I'd be happy to entertain...

However, the state of the self-storage market allows owners to blast to the investor community that they would entertain offers, and in turn avoid a broker fee.

My OP was to entertain the thought of should I be afraid to act?

You can speak to the listing agent/seller and get a feel for whether an offer is in the ballpark, however without something in writing, I would never assume my offer was actually being entertained.

It’s not as entertaining or mindset altering as his other books but if you are looking for a technical book, here it is.

Big Box department stores and apparel retailing are on the way out, restaurants, health & wellness, entertainment, value/boutique and mixed use are on their way in.

Maybe ask some of the C level people (CEO, CFO, etc) in the company if they know anyone who would entertain such an idea?
