You can really drill down to specifics to get the exact target prospects that you're looking for (i.e. absentee owners, pre-foreclosure, owners with a good amount of equity, landlords who have owners for +30 years and could be tired of landlording).

I would also look for a unit which is a little tired (i.e elderly owner or estate) which you can obtain at a discount to the market and clean it up yourself to rent ... lowering your cost basis in the process.You might consider skipping the second condominium and proceeding directly to a duplex/triplex/quadraplex.

I am tired of one mortgage, one insurance payment, one accounting for a SINGLE property -- I'd rather do the same for a larger apartment.Anchorage has been in a recession since late 2015.. there is job contraction and I think a small population loss.. numbers still SEEM to pencil out, and vacancies are still very low.

Market to out of state owners (since they're more likely to be tired of their properties), market towards divorcees, administrators, executors, attorneys that handle estates, etc.I'd also ask Realtors and ask for properties that were on the market so long they were about to put the properties up for rent, things like that.Outside of the this target marketing, I'd always have the word out I was looking for properties whether it was through word of mouth, bandit signs, craigslist or newspaper ads, etc.
