If you are at ease in regards to navigating some of that, you have to consider the notion that it could be more difficult to get quality renters that you would be willing to share a home with.

The process isn't always landlord-friendly (especially in Illinois) but with proper guidance it's navigable.

Houston is assuredly a strong market, lots of investment and growth, so I am trying to educate myself in the right perspective, what I am missing as far as how investors navigate the particular risks of the given geography.

How do I find out about flood zone.I wish there was investor driven into to area written down somewhere to help navigate area specific questions.

I hope this post helps at least one person navigate into a successfully completed project.

As it stands I am the only person I know who has done this to the extent that I have, I know 1 other person who only had 1 that self resolved and that's it which is saying something as i know a lot of people in this industry, the vast majority are not attempting to navigate the waters.

Any advice is greatly appreciated and especially interested in education on how to navigate starting when you are a bit older like us.
