Try and focus on that niche until you are proficient don't chase the latest and greatest niche you hear about on a podcast.Look out for sales pitches and gurus.

Can someone share latest Washington State MLS form (P&S Agreement) that realtors use to make their offers?

I would definitely read up on the latest Dodd-Frank rules and check with a RE attorney in your area, but I have found it is much easier to do HML than to hold properties in my area where there is no appreciation.

This way you will always have the latest signature and latest date.

I'm trying it out with my latest tenant so won't know if it works until they move in as deposit and first month's were certified funds.
