What if the buyer / insurance company insists on additional repairs, etc, etc.I personally have a lower limit on the amount of money I am willing to make on a flip... which accounts for cost over runs, closing costs , price reductions, etc.

I've been a Builder since 1977 and the best advice I can offer you is to not worry about the Builder's markup 1st but search out Builder's by referrals, insist on references from RECENT clients (several) of projects similar to yours, and contact every referral to get their story.
