Ways to achieve this equity include purchasing below retail, rehabbing, or more extreme transformations. 

Offering 50% of listing price would be considered an insult so IF you're truly interested step up to the plate and make a genuine offer.Yeah, I get it that profits are made when you buy, but 50% discount is .....

It goes to the heart of promoting trust in the profession (after 80's savings and loan crisis) through genuine independence and avoiding bias.

You could also use some of that to update the two vacant units you would have and get on the path to transforming that building and offering something different.

Genuinely curious on the details, as that seems like a high number of people to get involved.
