I had also explored the idea of the life insurance; only it would lower the net income when paying the insurance's yearly premiums, and the wish is to maximize the cash flows while my parents live, not after they pass away, so I am leaving this as last resort. 

@Austin Petrie I'd second @Lee Ripma's notion of schools, especially for someone from out of town.

ST Louie is one of the oldest cities in Mid America, near town center years ago people warned me not to venture there even in the car. 

I live in the next town over from Worcester.

I haven't heard many discussions about those areas, but there are definitely nice areas that seems to be booming in some of those towns. 

I'd explore those....

It’s interesting, couple that is retiring in a rural area that basically bought up a large % of the town.

Many college towns, including mine, do not allow more than 3 number of unrelated persons to live together.

In many places they have been "zoned out" of local cities, meaning the town won't allow any more to be built (unless a replacing existing).
