I’ll just give the whole backstory so we have all the information to make the most informed decision.Everett Washington, about an 30 min north of Seattle, house is located about 5 minutes east of the Everett Boeing plant. 3 bed, one of which has a kitchenette, 2 bath, 3 car garage With an automotive lift, parking for 7-10 cars, RV parking and no HOA.

I am also looking to refinance several properties to free up additional cash flow, with a plant towards paying down debt faster on my portfolio.

. - If you planted trees each year for 10 years before you started harvesting, you could eventually use the money that you sold the trees for to buy more saplings and keep planting.

Our first goal is to get that water hooked up and plant some TREES.

One very important thing to remember with mound systems like has been described is that you should never plant trees on it.  

There's not much you can do to change that, except installing tall plantings. 

Not only do I agree that a recession is coming, but the GM plant has been wobbling on its last leg for 10 years, and I project college enrollment to decline in the coming years. 

This type of issue with a property will affect your exit, when you do decide to sell.Its kind of like buying the house next door to the sewage treatment plant, you can get it for a song.
