The folks currently purchasing 2-4 unit multifams are owner-occupying buyers/investors and they are being more cautious with their purchases due to the overall market rate conditions. 

You may have current or prior years losses that would offset some of your capital gains.

Areas I like to invest are in the Northeast side of the country (I currently invest in Cleveland, OH).
