@Amanda Thompson its a lease violation and is cause to end the lease. 

Your rent is in your account the 1st of each month, Section 8 inspects the house yearly, and tenants don't want to do anything that would cause them to lose their voucher.

I had a company come out for $100 and it caused more bugs, which is normal.

A full wash cycle caused 90% of the water.

Seller dragged his feet stating he didn't want to "involve the tenants" so we terminated the agreement (with cause since the estoppel requirement was in the purchase agreement).  

They are causing huge disturbance by doing drub and trashing the place to the worst condition you can imagine.

You are not responsible for damage to his contents caused by flooding.

You've never done anything of this size, it's going to take a lot longer and cost a lot more that you expect it to, it's going to cause you extreme pressure as time and expenses continue to mount, while there is NO income coming in.If you have at least $200k in cash on hand that you're willing to put into this, I'd say NO. 

While we have not had anything this dramatic we have had cleanouts leak sewage onto city sidewalks that was caused by the city digging up the street but they still made us responsible.
