Opened this one on Tuesday and saw a house for sale, built in 1997, 5 Acres partially zoned agricultural, 3 bed, 2 Bath, New Pool, two nice decks, beautiful view of the hills, $50,000I jumped on it and made a cash offer of $51,000.

as always, i spent much more than i thought initially. i am really bad at estimating. i use cheap labor and i still can't keep it within my initial estimations of 14-16k. i had to do concrete (had no idea it had a rotten deck and sloping porch). so i spent around 22. so my total cost is ~86k. i think i can get around 110k right now in that area.but i dont want to sell. even if i spent too much, i care about those monthly checks that come in rather than a one time check. i can quit my job with those checks, i can't quit it with just one check of 30k.

It needs a small deck replaced and siding, which off the top of my head would be around 16,000 for all the work if it is done be a contractor.

It had lots of work recently done, including a new HVAC, just needed a weatherproofed deck out back.Our offer was higher than I was planning, but the numbers still worked ($850/month after property taxes and insurance) so I decided that this was a risk our family could handle for such a quality property.And then Thursday we got the inspector's report.

Its market dependant but I just got two quotes for a 23 square roof for 30 yr, tear off and replace, flashing etc 5200 and 5700Both outfits charge an extra 65 per sheet for new decking.
