@Mike B, Curious also as am looking into purchasing a duplex with shared utilities and was told by my realtor that it would cost approximately  $6000 to do the separation- that's for a new water heater, electrical panel and install.

In fact, I have a property that has a similar door on the back of the house and, even though the tenant didn't have an issue with it when they first rented the house, they did later express concern about the safety/security of the door due to the large glass panel and the ease with which it could be broken into.
