With that being said what would be best way to obtain another property to have as a residence without selling off rental properties.

I have an extra room in my primary residence and I decided the best way to start and learn would be to rent that out.I guess I am just looking for general advice as to what I should do in this situation and what I should be looking out for especially when it comes to screening. 

Best example was my most recent purchase (and primary residence).

I couldn't offer my name and credit because I am under contract for a personal residence and plus, I have student loan debt too.

I invest mainly in SFH and the rental market is still very strong when targeting people who want to rent their residence, but don't want to be packed into apartments.  

Be sure to price the cost of decommissioning the boiler and installing HVAC that is controlled and paid for by residents.2) Old windows can be expensive to replace, especially if in a historic district.

We currently reside in Aiken County, SC.

My primary residence is rural and most of the local races are uncontested.

@Hector Bilbao I was referring to the 3 rental properties @Adam Sankowski mentioned, not the AirBnb at his residence. 

My wife and I own our primary residence, and hopefully by next summer will be ready to purchase a multi family.
