@Brandon Turner's "The Book on Rental Property Investing" is absolutely great, and the audio version is fantastic - it is well-read, and he makes all the figures available online and tells you the URL (on Bigger Pockets) to view the figures.

But asking us to participate in structuring the cover up, not to mention posting it online, strikes me as rather poor judgment.There are plenty of ways to grow SDIRA's/401K's/HSA's/CESA's legitimately. 

It seems to me that everyone/everything I read online is about success via leveraged investments.

I believe there is an online registry of sink hole homes, at least those with insurance claims.  

There are too many factors that have to line up perfectly to make this work.Your best bet is to work something out with your ex-wife.

@Ryan Wilkerson put the money in the bank and keep it for operation costs..get our site up to date...host a networking event at your current flip...do not spend on mailers...let the wholesalers do that and you go find your own deals by networking with agents and searching online yourself. 

(They have online classes too.)  

Hi Account Closed, when you say you are searching for properties for sale by owner, does that mean you are finding them through direct mail, door knocking, etc.. or are these listed online as "for sale by owner"?

You may have had discussions about living there, but I bet you didn't have discussions about air compressors, circular saws, and drywall demo. 

Setting up an Operating agreement, can this be done online through a template or do I need outside help from an expert?
