IMO, investors should not even open valuation sites, those are for Harry Homeowner to get ideas of what to ask for a FSBO, or doing his estate plan or wondering if he could get an equity loan, investors need to be more accurate.

Any exemptions are subtracted to get the real Taxable Value (which is the same thing as the Net Assessed Value on the CAD site).And finally, calculate your ACTUAL TAX PAYMENT for the year as follows:Taxable Value * (Millage Rate / 1000) = ACTUAL TAX PAYMENT (annual)...which they provide under the Ad Valorem Taxes part of the page, so you dont actually have to calculate it.I am not familiar with how accurate the county's opinion of market valuation is in Cleveland County, but down here in Harris county we have made a business out of protesting the county assessed value.
