I'm intrested in any thoughts  On buying an  Investment property with a traditional mortgage and then financing rehab with hard money loans. 

I hoped to do traditional financing but my wife and I are building a home that will be completed in the next 2 months or so.

Is there a way to wholesale a mobile home since a traditional real estate contract is not used?

Our real-estate agent informed us that we can't get traditional financing for the property because of its condition so we are trying to figure out how we can get financing through another means such as a hard money loan.

@Reggie Rearden - traditional banks can be a major pain. 

Most people looking for SF homes are going to be owner-occupants and they'll stick with what they know, which is traditional financing.   

I plan on buying a unit and selling it to someone who has trouble getting a traditional loan by providing owner financing.  

Not much different than traditional real estate agents?
