California does not have a law requiring deposits to be held separately (neither did Alabama when i had Alabama properties) and it seems like a significant hassle to address a virtually never occurring event (not having money to return deposit to the tenant).

In application, if someone comes to me on a home they just purchased w/ nothing down, the FHA Title 1 loan will lend them up to 25k on a SFR or 12k per unit on a multi up to 5 units.Jason

The problem with Multi Family is that unless you or your partner have $10M or so of net worth and $1M in cash laying around as well as prior experience with commercial real estate, you can't get the loan.
