This is one of the biggest mistakes I see whether residential or commercial.Buyers go cheap on the inspections and get pounded later on with wiped out cash flow.Any property I want to know the vintage of when it was built.

Under 1 percent is too thin in my opinion unless this is an amazing area.The unit mix will affect potential appreciation for resale demand and certain vintage years of construction will have way more issues and expenses.  

The place was so run down and I got tired of saying vintage Because it wasn’t it was a complete disaster of apartments to live in.

As bad as they are, other windows machines have been worse.Personally I use a 2007 vintage mac book pro for most of my day job work.

We have another property in the same neighbourhood which is of similar vintage (~130yrs) and are anticipating a refresh of its plumbing later in the spring.

Because I like to really curate my design, I shopped from online sources as well as local vintage shops for antiques.

There aren't many electricians left who know how to splice into it properly, and every time I've seen it in real life, there have been questionable modifications made to it to add circuits and things (because electricity demands have grown substantially in homes since the 40's, people want more outlets, etc. additions and remodels have been done to most homes of that vintage, usually insulation has been added around it also, creating a fire hazard if any insulation comes into contact with the K&T.

Now if you did give them a set of criteria (vintage, unit count, value-add etc.) and you told them your goal was CF and a long term hold then give them feedback on the properties they sent you. 

The brick columns appear to support a largish steel beam, so maybe this is 1920's vintage.
