Your cleaner may have had a whole team there working on the house, especially for a conversion from residential to STR.bottom line, the rate is not unreasonable if a deep clean was provided and done correctly.

@Wylie Freeman, To piggyback on Dave's comment, it is possible for your client and his mother to hurdle over the IRS' objections and suspicions here by having the mother do her own 1031 exchange out of her land when she sells to her son.

I think Park 101 is an example of a development that's outrageously overpriced (I've been offered condos in the area for much cheaper) and the ROI would be too low for me but you might have a lower ROI hurdle.

If it's $390 for a doorbell change, wired, all in... ummm... might be on the high-end but it's def. not 'gouging' and def. not unreasonable.... sorry I know it's not what you wanted to hear, again I encourage you to hire those services yourself and you will quickly realize that the trades will charge you the same or likely more, without providing you all the 'extras' like contacting your tenant, or accessing your property on their own without you present and then locking up, posting it to your property account ledger, etc. etc. --- if they even take the small job at all.
