I wouldn't trust the agent remarks as any definitive answer.

It seems unkind to call the salesperson a "yo-yo" or "child".

I would buckle down and pay off your debts, get your credit up (you can contest negative remarks FYI) and get yourself in a position to be a strong buyer.

I may or may not do this right away, I don't want to act like I'm intruding on her, I don't get the vibe that she's doing anything wrong,I'd get entry to her apartment ASAP, especially given the short conversation you had with her and her remarks. 

I think Ryan has made some excellent remarks here and I agree.

I say it's actually easier to get good financing when you're buying a large 100 unit plus Multifamuly complex, but that's another story.But as to the specific remark on more work, the following.I strongly suggest you carefully select a Professional Management Company to help you with a lot of the due diligence.

Jon: You might remark to him the oddness of requesting a "letter of recommendation" when rent is in arrears or simply tell him you would have to be honest about all aspects of his tenancy.

As for the believer part, well, I'd prefer that you not make any remarks like that and try to respect those of us on here that do believe in God.
