I agree with the op that for the most part the idea of privacy as an effective or meaningful concept in asset protection planning is a fallacy.But the idea that folks are of different “camps” in asset protection planning is unfortunate as it is not a useful dialogue IMHO.

The DSCR wouldn't include renovation funds unfortunately and property has to be in livable condition to qualify for the DSCR loan .

When things fall, they sometimes and unfortunately all fall at once.I would recommend about 6-8 months in expected rent, and 4-6 months in mortgage payments set aside.
