A lot of people don't realize this is a service based industry, but one where some relative confrontation is part of the routine business.

Those criteria and more will dictate what type of property best suits each investor's abilities and agenda.If an investor finds himself very uncomfortable in lower-income neighborhoods, if the investor finds it difficult to effectively communicate with people who live in lower-income neighborhoods, and if the investor has very little experience being around people who come from lower-income neighborhoods, then it is probably not a good idea for that investor to invest in lower-income neighborhoods.  

FWIW I've been hearing "them" say that on a routine basis since 2015.

When we know there is a pet, we will perform routine inspections of the dwelling (which is a clause listed in the pet addendum) to ensure there's no damage being done to the property (outside of normal wear & tear).

Most people change when they are uncomfortable enough to do so.

Get a friend to pretend to be a new tenant if you are uncomfortable doing it alone, but you need to know the condition of that place. 

Now that my life is more settled and routine I'm ready to be serious and 100% dedicated to learning about REI and want to purchase my first my first investment within a year. 

I'm currently in a discussion with a company for 5.5% + $35/hr for routine maintenance + 1/2 month fee for finding new tenants.

If so, you'll have the option to walk away without losing earnest money if the inspector discovers lead paint or anything else that makes you uncomfortable.
