That means the appraiser knows what the purchase price is and because they are doing the appraisal for a mortgage (80%) for the bank and not a purchase (100%) for the buyer (notice I did not say borrower), the relevance of knowing what the purchase price is in terms of performing an unbiased appraisal is not significant to the client or the assignment.

So they’re not really giving you impartial advice.If you really want an unbiased opinion, find another financial advisor who’s not currently holding your money and get their opinion.
