4) Seek to help them solve their problem5) ask them what they need $ to get out of the house, and evaluate if you think that's possibleI'm learning to ask a tremendous amount of questions and am finding that I can keep the conversations going far longer than me offering my "insight", I'd encourage you to door knock these people and have a question based conversation so you can learn as much as you can about the property and make your decision on your course of action after that!

the necessary repairs are as follows:  water heater missing, furnace looks old. paint all rooms, new flooring needed in most rooms, ( something i can do myself), recondition kitchen, replace entry doors. the house already has a newer roof and newer vinyl siding, virtually no work necessary on the outside. given my rehab skills, nothing will need to be contracted out, so i am able to save a tremendous amount of money on the rehab, which is why the following rehab number is so low.

To give some more information on my plan, I am in the beginning stages of contacting lawyers, agents, contractors, mortgage brokers, and hard money lender to build out my contact list.Simultaneously, I am beginning to develop systems for generating leads.I have been listening to the BP Podcast for the past year and it has been a tremendous help in driving my interest in REI.
