And i agree that the dirt might sometimes hide some treasures.However, things dont always work out that way....It takes a savvy investor to decifer where the treasure is....I will not advise anyone who is not experienced with rehab work to jump into it.....Neither will I advise sticking to TK unless, the seller has at least 12 months warranty on all major items.

They just have a shell metal building so it's not all that expensive for them to move and rebuild.Also, find a metro area that has very high population and job growth then find out which directions they are growing (usually easy to see by where there's a lot of construction).

Investing in CA will maximize your equity/loan pay down (vs cheap properties out of state), maximize the total value of your treasured fannie/freddie loans, save you travel expenses, leverage your money to higher appreciation, low property taxes (as a ratio), and low insurance rates (as a ratio).There is no rule that you have to invest only for appreciation or only for cash flow.
