You are probably asking this question b/c you think FHA's 3.5% down purchase translates into being able to do a cash out refinance that leaves only 3.5% equity in the property.

You can also call them and they can translate the TREC website and tell you exactly what you need to do to get licenced. 

Just because you have been successful in business does not mean you can turnaround and immediately translate to Real Estate investing.
