Heck, if these interest rates continue at this trajectory, I might be refinancing again anyway.The best route would to be upfront and honest with your mortgage banker even if your situation changes.

Lets define what is known variable first:- Q1 2023 we will have the highest FFR- Q2 2023 FFR is following Q1 2023 FFR- Q4 2023, inflation is hopefully going to be 5%, this is per Fed data/analysis - rent growth is reducing now but at some point it will be flat and rebound.Question:- it seems buying in Q1 or Q2 2023 could be fantastic opportunity to buy real estate- what I do not understand is, at which cycle approx. rent is going to increase I have more data now that at which CRE project is going to collapse (DSCR < 1.0), makes me wonder, what's the trajectory of rental growthif some sector within CRE collapsing.  

Disease, war, natural disasters and similar can change a Presidents trajectory. 

In other words, the government tries to keep the economy moving forward on a nice smooth upwards trajectory by manipulating interest rates and trying to control inflation.-  Austrian economics (led by a guy named Hayek) is based on the idea that government will mess things up by intervening in economic forces and that they should just stay out of things. 

However, for those that want to alter the trajectory of their lives through real estate-based investments - the choice to do so is theirs.

What stings the most is knowing what the buying power an extra 100k would do to the trajectory of what I'm trying to do, especially this early in the game.Live and learn!!

@Zach Thomas - I don't mean to paint the area in broad strokes, as the trajectory of the area is very good overall. 

If you trust yourself more than the stock market, and like the control over your own finances and wealth trajectory, then this is a great strategy.
