The Seller is required to disclose any material defects and a fire would definitely fall into that category. 

It is tough to crack, but it has so much potential. 

None of the lawsuits had a material affect on the business.

Those are built like a tank and you can refinish over and over again.Just be prepared to have more ongoing repairs with the cheaper materials used on a property like that.

Another issue I see with older homes is the layout and functionality is tough to manipulate even during a full gut.

Tough to stay disciplined as "Past performance is no guarantee of future results". 

Ask them what they want they may want a pitchbook of PowerPoint slides or something like that instead of a written material that is possible some of them will not have time to read.Good Luck!

I'm not comment on voiding thing because I'm not an attorney, but to me, as just a businessman, I will tell you that the written material you posted appears to me to be like a mousetrap.

Mostly on trade accounts with local businesses for the materials, some business credit cards, some of the contractors were OK with waiting 30 days for payment.
