I mentioned the 1031 because you were talking about the (now) low yield on the singles, so thought you might want to swap into a MF with higher CF..

@Lawanda King ,This is pretty standard, but if you would simply swap out the words contractor and contractee and replace them with Buyer and Seller, it will make perfect sense.

Exchange, Harvest the equity when possible ... then continue to    "Swap Until You Drop" ... avoid Capital Gains Taxes forever. ( Or until they change the 1031 rules )

My main plan is to Home Swap my residence here for places throughout the world. 

So for a property, I'm looking at in the Bethany area, swapping my values in place of the ones you mention above, I believe I'd be working with the thirst option of hitting .5% with a 3% return...   

Any chance we might be able to swap venues. and those of us that live way south of town don't have to go to the north.. side and fight that traffic on 5 north. ?

Code requires it, and its a 5 minute swap out.

And I really doubt that my HVAC guy pulls a permit just to swap out a unit.
