A great place to start, for free, is bigger pockets. read articles, listen to webcasts, surf the forums. learn all that you can, so when you take action you will have confidence you are doing the right thing.  

They doubled up with friends/family, concession/eviction surfed, or moved to the streets.

I pay them $700 a month just to help put towards their mortgage.I'm currently living in the suburbs about 2 hours away from major city, and to be honest I don't want to live here anymore and want to be in the major city.I have a few friends I could couch surf with while I look for a place in the city.I am self employed so I don't need to stay here.Now, I am trying to figure out what is the best route to take and have been reading up about house hacking, which in a sense is what I am doing right now.However, I am debating on either renting my downstairs to a friend, a 6 months lease, OR AirbnbI feel Airbnb would be my best bet for most income, although it might be slow during the winter months.Just looking to get some advice on what routes I should be taking.I also do overlanding, which is camping out of my truck so I honestly don't mind living out of my truck a week at a time, truly enjoy it and find complete peace, but want the downstairs to be making some sort of income.

Do you allow your tenants to have "couch surfing" guests? 

Hi I'm developing a Hotel/Hostel called the Surf House Barbados. 

I bought a 3 unit in North Pacific Beach (92109) a 2 blocks to the beach at Tourmaline Surf Beach in 2017 and I've gotten rents up to 2400 a door from really under market rents when I bought it. 2/1 units and a 2/2 with private garages gated yards and patios.

I started investing in the Surf City, NC market a few years ago and have had pretty good success.

I thoroughly enjoy my life in Los Angeles since I surf each day and spend a lot of time in the mountains, but feel my 100K budget would yield me a higher return in the DFW market where I am already doing other business.  

When I was house hacking back in the day (long before the term “house hacking” existed, we just called it a flop house then), I rented to both friends and strangers at different times and had a MUCH better experience with my friends. 5 years with friends, never had a single issue: no late rent payments at all and no drama even with 8 of us and 4 dogs in a 4/3 sharing a tiny kitchen, usually with a few dirt bag climbers couch surfing or crashing in their vans outside too.

I grew up in South Jersey and have returned to my home town after spending 10 years in Hawaii surfing, bartending and living the aloha dream.
