The analytical tools available here on BP (above under the Tools Tab) will give you plenty of financials to show your parents and you will probably impress them with your analysis and presentation if done properly.  

My background includes extensive experience on Wall Street in mortgage investment analytics. 

Deal analysis services exist in various forms from mentoring, partnerships and analytical tools.  

I think I might be able to help- I've got a few analytics tools I use to find properties in our region (flips or buy/hold).  

@Eric Narciso We use call tracking numbers with analytics and reporting.

Merrillville was more moderate in the 4-6% range (I'm slightly analytical and track this data).

It's more analytical and mathematical that emotional.
