Personally I stick with M2M...... you have no idea who these people are....you didn't screen them and sellers tend to sugar coat how great the tenants are....you may want them gone soon and the M2M makes that WAY easier than a 12 month lease.

Velocity is not there right now...Just the other day I saw some data some place which was alluding to the fact that the common wisdom that lower gas prices which translate in spendable cash would result in higher consumption seems to be wrong - most consumers are retrenching!

I'm not real good at sugar coating so hopefully this doesn't come off worse then it's meant to, but an "investor" without money to play with, little to no experience, working with an FHA loan isn't the most attractive investor client to work with.Someone mentioned finding the top 5 producers in an area, those people aren't gonna want to play either.

So many people on BP sugar coat things to make them sound easy (especially if they are selling something or promoting something), and so many people talk a lot about their wins but you rarely hear of their losses (or all the work that went into the wins).
