And sure, hiring/contracting someone can impact your overall profit, but you may also find doing so can save you a lot of money and heartache by steering you away from the "money pits" and the "too good to be trues".

Steer well clear of historic districts.

With flips you'll be ok going with decisions that are considered "on trend" but I'd steer away from things that might come off as too trendy in a long term rental.

That's why most PMs steer clear of those critical ownership responsibilities.
