Some counties have some sort of GIS (geographical information system) interface for their data.

Borrowing with no income is ripe for that sort of result. 

@William Johnny if you only have $250-$500/month you probably don’t have enough to invest now as you would likely need some sort of a down payment and reserves.

I dont do MLS listings so it helps me sort out the best qualified leads to send letters to.

What sort of cap rates are small multifamily properties trading at these days in Vegas? 

I like Gulf Shores because I am looking for high-appreciation markets that can still generate a minimum 15% cash-on-cash return (CoC).I scrolled through the Deal Finder to review some deals with my set parameters: 4+ bedrooms ✅3+ bathrooms ✅No condos ✅View (sort of) ✅My price range ✅This listing sparks my interest.

The security deposit was about 1.5x monthly rent..... the PM attempted to collect the final rent payment but was unsuccessful.....Now according to the property management company they need to technically apply the security deposit to the rent (according to them is part of some sort of fair housing law or something etc.) vs applying it to the damage caused by the tenant. 

I am unaware of "normal wear and tear" having any sort of legal calculation.
