I prefer seeing an installment sale of a business entity, that can be structured hundreds of ways, it's not a real estate transactions but may have tax transaction matters and such are not made of public record until shown with the Secretary of State as officers/directors/members or  owners. :)

Here in CO it takes five minutes on the secretary of state's web site and $50 to create an entity.

If it is just the formation of a single member LLC, it is relatively easy and can be done following the steps laid out by the Secretary of State.If you need an operating agreement for running the LLC with other members, I'd definitely turn to an attorney to help with all of that.

This might be a different scenario, but the thought is the same, we as a construction company can "assign" or "authorize" anyone to sign, transact contracts, just like you can when you pull permits, anyone can do it if you authorize them, you must execute a board resolution naming the individual and what he can do, his limits, etc, then it must be notarized and stamped, signed by secretary and president.

Specifically, section 5107 of the SAFE Act, entitled “Secretary of Housing and Urban Development Backup Authority to Establish a Loan Originator Licensing System†provides that after the time periods for compliance allowed by the statute, if the “Secretary determines that a State does not have in place by law or regulation a system for licensing and registering loan originators that meets the requirements of sections 5104 and 5105 and subsection (d) of [section 5107], or does not participate in the Nationwide Mortgage Licensing System and Registry, the Secretary shall provide for the establishment and maintenance of a system for the licensing and registration by the Secretary of loan originators operating in such State as State-licensed loan originators.†HUD’s review of state compliance is limited to sections 5104, 5105 and 5107(d).
