With that said, there are certain threshold for revenue and expense variances that if not meet could be swept under the rug.

They did say a light fixture in the bedroom needed to be replaced and a possible rug to cover a beat up hardwood floor, but they said they would get back to me on estimates.

If someone with a rug doctor can demonstrate to me that they can clean my floors just as well as a $15k anphibian then the machine wouldn't really matter to me at that point.

@Georges Arnaout for example I know NYC law dictates floors have to be covered 75%-80% in rugs but you will NOT find this in any apartment.

Put a low cost area rug in there to display how easy they can buy their own.

For what it's worth, I did take out a warrant once on a tenant who stole a couple of rugs when they left right before their eviction.

ok I have Hardwood Floors in 75 % of 1st  floor and 90% on second floor(rug glued down over it).. 1st floor hasn't been maintained at all but there's no buckles and it really just looks old and worn. 2nd floor -I ripped up a piece of carpet and it's all wood.
